Rental yields along the Riviera, building by building

Headline rental yields on the Albanian Riviera look extraordinary in July and ordinary in January. The honest number is the annual one, and it depends almost entirely on how long your season runs and how well the building is managed.

Properties within walking distance of a working town — Sarandë, the centre of Vlorë — sustain demand into spring and autumn, because there is something to do when the beach is quiet. Isolated developments that depend purely on summer sun sit empty for half the year, and their headline yields are a mirage.

Management is the second lever. A professionally run building with cleaning, check-in, and maintenance commands higher nightly rates and better reviews, which compound. The same apartment can return very different numbers depending on who runs it.

For investors we steer toward walkable locations with year-round life and credible management, and away from the speculative resort plots that look cheapest per square metre. The cheap entry price is usually the expensive mistake.
